PREFABRICATION – CHANGING TRENDS IN REAL ESTATE CONSTRUCTION

Prefabrication can change the way high rise, low rise, and Townships are constructed in India. Builders can reduce the total construction time of a high rise group housing project which is typically 24 to 30 months to 12 to 15 months, that is almost 50% time-saving.

Globally China is talking about the construction of 3 floors a day and it is not an aspiration but actually tested by China’s Broad Sustainable Building (BSB) Company wherein they have built 57 floors in just 19 days.

Prefabrication or precast is not that tough or costly it’s only the mindset that needs to be changed. Some Examples of Prefab or Precast in real estate will be Precast Walls, wherein these walls are designed and manufactured in a factory and assembled at the project site. This saves lots of time, Gives standardization and also the quality is ensured.

As per the data available consumption of material is reduced by approx. 20% by using this technique added to this time saved which is around 40 to 50% less than traditional methods this is comparatively cheaper option then traditional construction.

There has also been an increase in the use of "green" materials in the construction of these prefab houses. Consumers can easily select between different environmentally friendly finishes and wall systems. Since these homes are built in parts, it is easy for a home owner to add additional rooms or even solar panels to the roofs. Many prefab houses can be customized to the client's specific location and climate, making prefab homes much more flexible and modern than before.

The quality of prefabricated housing units had increased to the point that they may not be distinguishable from traditionally built units to those that live in them. The technique is also used in office blocks, warehouses and factory buildings. Prefabricated steel and glass sections are widely used for the exterior of large buildings.

Globally Prefabrication is increasing at a fast pace and BurjKhalifa and Sydney opera are the live examples of this technology. But in India Developers are still hesitant to this new technology and that is the reason prefabricated buildings comprise only 1 percent of India’s $100 Billion Real Estate Market.

As a developer you need to do more research on this technology, that is collect more data and analyse the pros and cons of traditional method versus prefabrication or precast buildings.
